A useful starting point, not a projected return.
Different sets of properties underpin price and rent averages: these figures cannot be combined to claim a property-specific yield. Local values vary by street, type, condition and tenancy. Source: Office for National Statistics, updated 21 October 2026. Read the full market evidence note →

Common questions from Liverpool property investors
What should my property sourcing brief include?
Your total buying budget, cash or mortgage position, preferred strategy, areas, buying timeframe and what would make an opportunity unsuitable.
Are returns or deals guaranteed?
No. Comparable rents and sales, cost assumptions and the condition of the particular asset must be examined. The site does not advertise a guaranteed yield or unverified available stock.
How do sourcing fees work?
Work scope, sourcing fee, payment trigger, VAT treatment, cancellation and any additional agent interests need to be specified in a separate written agreement.
Can overseas investors enquire?
Yes. Initial discussion can cover practical UK finance, tax, management and ownership questions, with independent advisers engaged before a purchase.
Do you source HMOs and auction properties?
Those strategies can be considered against an investor's brief, subject to licensing, legal, planning, finance and building-condition checks.
What happens when I send my criteria?
The initial review checks whether your requirements and available capital are realistic. Sending the brief does not reserve a property or commit you to paid work.
Find the right acquisition route
Different strategies. Different questions.
We look at sourcing through the lens of your actual investment plan, rather than promising one type of property is right for everybody.

Explore off-marketOur decision framework
A sensible sourcing brief has three parts.
Know your buying limits.
Budget, deposit or available cash, preferred strategy, financing constraints and how quickly you're prepared to act.
Test the assumptions.
Comparable values, rent expectations, transaction costs, potential work, regulatory checks and downside scenarios.
Know when to walk away.
A deal should fit your own objectives after costs and risk, even if the headline numbers initially look attractive.
Evidence before enthusiasm
A property is more than its asking price.
Purchase costs, renovation allowances, rental evidence, void periods, finance and exit assumptions all affect a decision. We set out the checks an investor should expect before exchanging contracts.
Read the assessment methodLocation matters
Assess the area as carefully as the asset.
Liverpool is not one uniform investment market. A credible area review considers comparable rents and prices, transport access, target tenants, local regulations and the condition of the specific street and building.
