Who we can help prepare for an auction acquisition
Buy-to-let investors, refurbishment buyers, prospective HMO operators and property-flip investors may each use auctions differently. The starting point is to decide which property types fit your capital and timescale, whether you have finance ready, and what level of condition and legal uncertainty you can bear. We do not claim any specific auction stock or exclusive access.
Legal pack and conditions
Ask an independent solicitor to review the auction legal pack, special conditions, tenure, title, charges, tenancies, buyer fees and completion deadlines. Different auction formats can have very different contractual commitments.
Condition and permitted use
Arrange surveys and contractor estimates where time permits. Check structural condition, occupancy, services, planning, building control, EPC and Liverpool licensing requirements for any proposed rental use.
Funds, contingency and exit
Understand any deposit payable at auction, total acquisition costs, financing arrangements, buyer premiums and funding available to complete. Model works overruns and a weaker rent or resale scenario.
Traditional and conditional auction formats
In a traditional unconditional auction, exchange may occur at the fall of the hammer and completion can be required within the timetable specified in the legal pack. Conditional or modern methods of auction may use a reservation agreement and separate fees or deadlines. Never assume the same deposit, cancellation rights or completion rules apply to every property or auctioneer. Obtain legal advice on the actual terms.
What the asking price does not tell you
Beyond the headline bid, account for stamp duty where applicable, legal costs, survey fees, refurbishment, funding, insurance, management and any period the property is vacant. If the plan involves rental income, check comparable rents and local regulatory requirements; if a resale, check completed sale comparables and exit liquidity.
