Refurbishment-led investment

Refurbishment potential needs a margin for surprises.

Buy, refurbish and refinance can be attractive in some situations, but it has more moving parts than a straightforward rental purchase. An attractive asking price is not enough.

What goes into an investor-ready Liverpool property shortlist?

A serious sourcing conversation covers acquisition capital, funding, strategy, target tenant market, refurbishment risk, reliable purchase and rent comparables, local licensing, running costs and an exit scenario. For buy-to-let, management, voids, insurance and repairs matter more than an optimistic gross yield. For BRR, refurbishment contingencies and refinancing uncertainty need explicit modelling. Off-market introductions still require independent pricing and legal checks.

The assumptions we would challenge

  • The purchase price and comparable evidence behind the post-work valuation.
  • Scope of works, quotations, contingencies, contractor capacity and programme dependencies.
  • Funding costs and what happens if the refinance valuation, timing or lender appetite falls short.
  • Planning, building-control, safety, EPC and local licensing considerations that could alter the intended use.

What to bring to the first conversation

For a useful initial BRR discussion, share your available cash, experience with works, preferred exit and how much capital you can afford to leave in a project.
