Acquisition access
Off-market does not automatically mean better value.
A property that is not publicly advertised can still be overpriced, unsuitable or subject to constraints. Access is only valuable when the underlying acquisition merits it.

A serious sourcing conversation covers acquisition capital, funding, strategy, target tenant market, refurbishment risk, reliable purchase and rent comparables, local licensing, running costs and an exit scenario. For buy-to-let, management, voids, insurance and repairs matter more than an optimistic gross yield. For BRR, refurbishment contingencies and refinancing uncertainty need explicit modelling. Off-market introductions still require independent pricing and legal checks.

Investor due diligence
What the opportunity must withstand
- Verification of seller authority and who is legally entitled to introduce the opportunity.
- Clear disclosure of sourcing or introduction fees and any potential conflicts.
- Independent pricing evidence, condition checks, title checks and professional due diligence.
- A documented investment rationale based on your strategy rather than urgency or exclusivity.
What to bring to the first conversation
We do not publish invented live listings or suggest we hold exclusive stock without verification. We begin with a defined investor brief and an honest discussion of the sourcing process.
